Do you have an on-site leasing or management office?

Yes, we have an on-site leasing and management office at 800 W 26th St.
Our office hours are Monday – Friday 9am until 6pm.

What floor plans do you have?

We have a wide range of floor plans from 3 bedrooms up to 6 bedrooms.
Media rooms are available in the 4, 5 and 6 bedroom units. We also have a limited number of studio apartments available for SMART housing applicants.

Do you lease by the unit or bedroom?

We lease by the unit. Each unit will have a joint lease.

    What are the hours of the fitness center?

    The fitness center is open 24/7 to all residents of The Villas on 26th. Drop by the leasing center to take a look!

    Are you on the UT shuttle route?

    Yes, the Villas has the West Campus bus route stops all around the building. We are so close it’s actually faster to walk!

    Do you have on-line bill pay or accept credit cards?

    Yes, we have an online option to make payments. E-checks and credit cards are also accepted.

    What forms of payment do you accept in person?

    We accept personal checks, cashiers check, and money orders. Cash is not accepted.

    Do you offer S.M.A.R.T. Housing?

    Yes, S.M.A.R.T. Housing is offered on select one bedroom and efficiency units.

    Do you accept pets?

    Sorry, the Villas on 26 does not allow pets.

    When is rent due?

    Rent is due on the first of every month. Rent is considered late and late fees will accrue beginning at 9am on the 4th of every month.

    When do you start pre-leasing?

    We accept applications and deposits year round for upcoming years. Our wait-list fills up quickly, so the earlier the better to hold your spot.

    Can I sub-lease my apartment?

    Yes, you can sublet your apartment. Sub-leasees will need to follow the application process.

    How much is rent?

    Are the units furnished?

    Units come with a 60” TV mounted in the living room and all appliances including a full-size washer and dryer.
    Also, the media room units have a fully furnished and equipped media room.

    What types of leases are available?

    We offer 12-month leases only.

    Do you have parking available?

    Yes, the Villas on 26th have 3 levels of assigned parking on-site.

    Parking is $1500 per year.

    Although we have more spaces than most – parking does fill up fast. Parking for the full term of the lease is due upon move-in.

    Do you only accept students?

    Students and non-students are welcome as residents.

    Can we schedule a tour of the building and apartment?

    Absolutely! We are happy to give you a tour of the building anytime. We do not have a model unit;
    however, if you contact us before hand we will be able to schedule an appointment to see an actual apartment.

    What is S.M.A.R.T. Housing and how do I qualify?

    S.M.A.R.T. Housing is a program designed and used by The City of Austin to stimulate housing in the greater Austin area.
    There are strict qualifications an applicant must meet including annual income minimums and maximums.
    Many students can also quality through specific grants and scholarships approved by the Smart-Housing program.

    Step me through the leasing process

    1) Residents fill out application
    2) Pay $150 app fee
    3) Pay security deposit

    This reserves your spot.

    Then we will...

    1) Send out parental guaranty form.
    Parents guaranty only their son's/daughter's portion of the rent.
    2) Leases will be generated for students to sign. Leases are signed "jointly". There is no lease by the bedroom.
    3) 1st month's rent [August 2014] due at lease signing.

    What about utilities?

    Resident pays - Electric, Water, Internet/TV [Uverse and Giga Power available through AT&T]
    Villas pays - Trash Service.

    Parking available?

    1st come 1st serve - $1500/year.
